Abstract

Real estate capital markets remain a cornerstone of global wealth preservation and institutional asset allocation. Traditionally, real estate investment has relied heavily on direct equity ownership and conventional debt financing via banking institutions. However, macro-financial shifts, the evolution of alternative asset classes, and increasingly stringent banking regulations have accelerated the integration of Private Equity (PE) and Venture Capital (VC) structures into the real estate sector. This review provides a comprehensive comparative evaluation of conventional financing methods versus modern private equity investment vehicles, examining their respective risk-return profiles, operational agility, and structural robustness. Conventional methods offer advantages in terms of direct control and well-established regulatory environments, but they are increasingly constrained by liquidity friction, high capital barriers, and structural sensitivity to changing macroeconomic cycles. Conversely, modern Real Estate Private Equity (REPE) frameworks, syndicated joint ventures, and specialized fund structures provide enhanced risk-adjusted returns, diversification, and operational scalability. The analysis indicates that a modern investment approach requires a strategic blend of both systems—utilizing classical debt structures alongside agile private equity vehicles to optimize institutional portfolios in volatile financial environments
